HVAC, foundations, drainage, and the safety and health of occupants belong in the property conversation. What can we establish now, and what needs a closer investigation?
Will the systems you inherit
support your operations?
HVAC condition, maintenance history, reported performance, and replacement exposure matter alongside roofs, electrical systems, and plumbing. Where capacity or performance remains uncertain, targeted testing or specialist review may be needed before you rely on it.


02 · Foundations & drainage
Where does the water go?
What might movement be telling us?
Visible cracking, unevenness, site grading, and drainage patterns are considered with available history. Observations can identify concerns; they do not establish the cause of movement or foundation adequacy. Where warranted, a structural or geotechnical evaluation is scoped separately.
What could put occupants
or continued use at risk?
Life safety observations address visible concerns involving exits, egress routes, and fire-protection features within the agreed scope. They do not replace specialist system testing or a comprehensive code-compliance review.
Indoor air quality is a related occupant-health concern. Moisture history, ventilation, odors, and reported complaints may warrant a separate investigation. Air sampling and mold assessment are not implied by a routine walk-through.

When access, records, or operating conditions limit the assessment, that uncertainty belongs in the conclusion. We explain what remains unresolved and what additional work could help answer it.
The purpose is to support your decision—not to promise that every concealed condition has been found.
